The lease terms and conditions include:
- the lease fees shall be initial $1.00 with annual CPI increases on the yearly anniversary date
- any other terms and conditions as set out in accordance with Council’s Leases and Licences for Sporting and Community Organisations Policy and
- any other terms and conditions as deemed necessary by Council’s Chief Executive Officer or their nominated delegate which are required for this specific lease and site.
Background
Council is seeking feedback from the community about a proposed 10+10 years lease for Tea Tree Gully Gymsports Incorporated (TTGGS). TTGGS is located on Elizabeth Street, Banksia Park, within the Banksia Park Sports Area.
TTGGS has been operating for over 50 years and has a membership base of approximately 1,200 members. It is the largest gymnastics club in South Australia and one of the largest clubs in Australia.
TTGGS provides for competitive and recreational gym sports in the fields of trampolining, tumbling, women’s and men’s artistic gymnastics, kinder gym, Gymnastics for All and promotes a social and family-oriented atmosphere, 7 days a week.
The new gymnasium at a new location is currently under construction and a new lease will be required, based on Council’s Leases and Licences for Sporting and Community Organisations Policy. It is due to this new building that Council is required to consult with the community.
If approved, the proposal would mean the TTGGS will be granted a 10-year lease (as well as an option for a 10-year renewal extension at the sole discretion of Council). This would allow the TTGGS continued exclusive use of the new building at Elizabeth Street (as per the aerial map).
The proposed lease tenure of 10+10 years is designed to provide the Tea Tree Gully Gymsports with longer term stability, encourage investment in facilities and promote their ongoing sustainability. It is envisaged a peppercorn lease will apply providing the club meets the criteria in the City of Tea Tree Gully’s Leases and Licences for Sporting and Community Organisations Policy
